Commissioner Bauer asked if the only purpose of Outlot A is to allow for the extension of <br />Traprock Street. <br />Community Development Director Gladhill explained that the purpose of Outlot A is to provide <br />some flexibility for the utility and trail connection that could be accomplished via easement. He <br />noted that comments were heard from Traprock Commons residents that they would support the <br />road extension but only if Traprock Commons develops. He stated Outlot A does provide a <br />corridor to extend Traprock Street but there would be legal protections so the only time that <br />could occur is with the development of Traprock Commons. <br />Commissioner Bauer asked about the potential of development at Traprock Commons. <br />Community Development Director Gladhill stated there is that slight potential and could occur <br />but the Comprehensive Plan guides that property for Rural Developing. <br />Commissioner Brauer stated his recollection the City was not in favor of extending the road as it <br />would result in additional traffic going through the Traprock Commons neighborhood. That is <br />also why the neighborhood did not want the road extended. Commissioner Brauer stated there <br />was no intention, at that time, to extend Traprock Street. <br />Bob Hamborg, 15755 Traprock Street NW, stated his concern relating to not having traffic <br />coming through Traprock Commons. He stated no residents in this neighborhood plan to move <br />and the language he was looking for was not just splitting a lot but, rather, a full -scale <br />development. Mr. Hamborg stated he would welcome a bike /pedestrian trail to connect with <br />Sweet Bay Ridge. He asked staff to work with the City Attorney to develop language so this <br />does not become an issue again in five to ten years. <br />Chairperson Levine asked whether he was suggesting to use Outlot A for a bike trail. <br />Mr. Hamborg stated that would be a great idea, noting it was currently wide enough to <br />accommodate a roadway. <br />Commissioner Bauer asked if the access from Traprock Street NW to Variolite Street NW meets <br />current needs even if some residents subdivided their properties. <br />Mr. Hamborg answered in the affirmative and stated they could even do without the 158` <br />Avenue exit because it acts as a cut through into the neighborhood. <br />Commissioner Nosan asked whether the neighborhood has two outlets. <br />Mr. Hamborg stated they do. <br />Planning Commission /June 5, 2014 <br />Page 8 of 16 <br />
