Absent: Commissioner Field. <br />Community Development Director Gladhill indicated this project is rather straight forward, no <br />new buildable lots would be created, and the issues relating to Sketch Plan Review have been <br />addressed by granting the Variance. <br />By consensus, the Commission directed the Applicant to begin preparing a Final Plat for review. <br />5.04: Public Hearing: Review Preliminary Plat of Country Club Hills located East of <br />Variolite Street, South of 161St Avenue; Case of Greatland Homes, LLC <br />Public Hearing <br />Chairperson Levine called the public hearing to order at 7:41 p.m. <br />Presentation <br />Community Development Director Gladhill presented the staff report stating the City has <br />received an application for Preliminary Plat approval of Country Club Hills. Country Club Hills <br />is a proposed major subdivision that would create 88 new single family lots. These lots were <br />previously contemplated as Phases II and III of Sweetbay Ridge and were included in the original <br />Preliminary Plat approval. Community Development Director Gladhill reviewed the case in <br />detail with the Commission and recommended approval of the Preliminary Plat for Country Club <br />Hills, contingent upon revisions as outlined in the Staff Review Letter. <br />Citizen Input <br />This evening the e -mail dated May 29, 2014, was received from Bob Hamborg expressing <br />concern relating to the road connection and legal means to prevent that from happening. <br />Commissioner Brauer stated the Traprock Street issue also came up during the Comprehensive <br />Plan consideration and was left out because residents were opposed to any extension of Traprock <br />Street. <br />Planning Commission /June 5, 2014 <br />Page 7 of 16 <br />
