VERIFICATION AND CORRECTION OF RLK ZONING MAP <br />3/2/94 <br />1. Lots 1 and 2, Block 1, Autumn Heights 2nd Addition should be color coded as Business. <br />2. The Hanus and Boe parcels on Nowthen Blvd. are appropriately color coded for Multi- <br />family. In 1979, they were zoned UMB which included multi -family uses. In 1986 when <br />the City adopted new zoning classifications, this property went to R-3 Urban Residential <br />which was the closest in definition to UMB. <br />3. The Business property south of Hwy. #10 from Itasca Heights to the western border of <br />City is appropriately color coded Business. It was zoned Business in 1982. <br />4. The Kelly property (large parcel south of Rivenwick) has been conveyed to the County; <br />should be color coded as Park. <br />5. Outlots J and K of Rivenwick should also be color coded green. Outlot J has been <br />conveyed to County and Outlot K is for open space. <br />6. Outlots B, D and rest of C of Hunter's Ridge should be color coded green. <br />7. The unplatted parcel in the very northwest corner of what is shown as the Rum River Hills <br />PUD should be color coded for single Family Residential, not PUD. <br />8. Gorham's Sandy Acres, the unplatted property to the east of Gorham's Sandy Acres, and <br />Rum Acre Estates should be color coded as Single Family Residential, not PUD. River <br />Bluffs is a PUD and should remain color coded accordingly. <br />9. The 'old town hall' parcel is appropriately color coded for Business. It has been zoned for <br />business since at least 1979. <br />10. A question arose regarding zoning east of Hunter's Hill and Chestnut Hill. The first two <br />40 acre parcels east of Hunter's Hill have been zoned Single Family Residential since at <br />least 1979. The next parcel to the east has been shown either as Floodway or Single <br />Family Residential since at least 1979. The next 1-1/2 parcels have been shown as <br />Business since 1979. RLK's color coding is correct. <br />11. The 40 acre parcel at the northeast comer of the intersection of County Roads #57 and #116 <br />should be corrected to reflect the proposed rezoning of the property from Industrial to B-1 <br />Business, Multi -Family, and Single Family Residential. See below. <br />S <br />1 <br />12. Various segments of park trail are missing. For instance, along #47 adjacent to Amber <br />Ridge, through Juniper Woods, through the Wood Pond project areas, etc. Solicit input <br />from Mark Boos, Parks & Utilities Coordinator. <br />
