MISSISSIPPI RIVER BRIDGE CROSSING CORRIDOR <br />Two locations of a possible bridge corridor were presented at Study Session #2. <br />At each location land use alternatives and transportation routes were presented <br />which the consultants recommended be considered in conjunction with the creation <br />of a new river crossing. Attached to this memorandum are the two locations <br />where a potential bridge corridor could be placed in conjunction with the land use <br />designations which would compliment this transportation corridor. Figure 2 refers <br />to the bridge corridor located between Ramsey Boulevard and Armstrong <br />Boulevard and Figure 3 refers to the Bridge corridor located at Puma Street. The <br />working group decided that rather than focus on specific river crossing corridors, <br />the city should develop a set of criteria for evaluating future bridge corridors. <br />INDUSTRIAL/HIGHWAY/BUSINESS ZONED PROPERTY <br />The City of Ramsey currently has zoned a high percentage of the land along the Highway <br />10 corridor as I -Industrial and Business Districts. The existing acreage of Industrial is 874 <br />acres and the existing acreage of the B-3 Highway Business is 479 acres. The existing <br />acreage of BW - Business Warehouse is 601 acres, and finally the existing acreage of the <br />B-1 District is 121 acres. As the City of Ramsey continues to grow in population and the <br />issue of MUSA expansion is addressed it has been suggested the amount property zoned <br />industrial and Highway Business is excessive and a reclassification of a portion of the <br />property be considered. <br />RLK Associates has prepared a schematic plan which identifies a reduction of the <br />Industrial and Highway Business Zoned properties which in shown in Figure 4. <br />Reclassification of the property has been taken up by expanding the residential zoning <br />districts of single family, townhomes, and selected commercial areas. The former land fill <br />area is identified as open space and should be evaluated as to whether it should be within <br />the MUSA Boundary. The property south of Highway 10 has been projected for single <br />family residential which would be consistent with the Mississippi Critical River Corridor. <br />The resulting acreage for industrial is 365 acres. <br />The resulting acreage for Highway Business/Business Warehouse is 255 acres. <br />
