The scope of
the project would be to take the design developed in the schematic design phase
this past spring and provide the professional services needed to finalize the
design and construction documents and assist the City in the bidding and
construction process. Our proposal includes providing the required services of
architectural, interior design, landscape, civil, structural, mechanical and
electrical engineering.
The industry standard for determining most architectural and engineering fees is
a percentage of the total construction value. When we develop fee proposals we
prepare preliminary staffing plans with hourly task assignments to help determine
a fair fee for the scope of services required. With our familiarity of the site, the
project and the Fire Department we would we would propose a lump sum fee for
the new fire station of $190,000 for design through construction. After deducting
the fee for the schematic phase the balance would be $171,000. Reimbursable
expenses for industry standards such as travel, shipping and printing would be
invoiced based on actual expenses incurred. For a project like this that amount is
typically in the $8,000 range. We invoice for reimbursable expenses directly with
and document the expenses in our monthly invoices. Our fee is based on
experience in doing these types of projects. Our first task with you is to meet to
review and confirm that the scope of services and schedule align with the goals
and expectations of the City. Our fee objective is to find a balance of fee and
service that best supports the City's fiscal objective.
The project will be designed and developed in the following phases and in the
anticipated time frame as shown:
A. Schematic Design — Currently Completed
B. Design Development — 2 months (August & September 2014)
C. Construction Documents — 3 months (October, November & December
2014)
D. Bidding & Award — 1 month bidding period plus 1 month award and
mobilization (January and February 2015)
E. Construction Administration — estimated 11 month construction period
(March 2015 to January 2016)
The proposed fee would be broken down per phase as follows:
A. Schematic Design: Paid $19,000 (Completed)
B. Design Development: $51,000
C. Construction Document: $77,000
D. Bidding and Award: $9,000
E. Construction Administration: $34,000
1
