Construction Estimate: 1. New 10,346 GSF Fire Station with 1,399 GSF mezzanine = $2,500,000 2. General excavation and site work = $375,000 3. Design & Construction contingency at 10% = $290,000 Construction Estimate = $3,165,000 B. Soft Cost Estimate: 1. A/E Fees - $171,000 2. Reimbursable Expenses - $8,000 3. Survey — Estimated at $2,500 4. CM / Project Management Fees (Not currently included) 5. FF&E (Furniture, Fixtures and equipment) — Estimated at $200,000 6. SAC / WAC (sewer and water connection fees) - Estimated at $30,000 7. Bond costs (City to determine) 8. Plan review fee - Estimated at $15,000 9. Testing (construction) - Estimated at $7,000 10. Bid document printing - Estimated at $6,000 11. Commissioning (this deals with a separate mechanical firm providing review during design and then testing after installation and after a full season of use to verify system performance) — Estimated at $20,000 12. Security System - Estimated at $20,000 13. Data / Telecom wiring - Estimated at $55,000 14. General Project Contingency - $70,000 Soft Cost Estimate = $604,500 Estimated Total Project Cost = $3,769,500 While there are still many design and planning issues to be determined during the design process we would estimate that the total project cost of approximately $3,770,000 is very appropriate for similarly sized fire stations in the area based on the information and direction of Schematic Design. This estimate assumes construction to start in spring of 2015 with the project bidding sometime around January or February of 2015. If the schedule is delayed past this time frame we would recommend that the estimate be increased by 4.5% each year based on anticipated changes in the construction industry. BKV Group, Inc.
