Sketch Plan Review: Ramsey Town Center 2nd Addition <br />November 26, 2003 <br />Page 4 of 5 <br /> <br />The plan must show size and type of each storm sewer pipe. <br /> <br />The overflow from the detention pond should be separated from the inlet to <br />minumize short-circuiting and maximize pollutant removal efficiencies. . <br /> <br />· A table needs to be provided specifying the house type, garage elevation, <br /> minimum floor elevation, and street grade. <br /> <br />Please refer to the preliminary plat submittal requirements contained on the Major <br />Subdivision application for a complete list of information that needs to be provided. <br /> <br />Easements/Utilities: This subdivision will be served by sanitary sewer and city water <br />services that will be extended from the new Sunwood Drive to the south. Easements must be <br />dedicated over all public sewer, water, and storm sewer pipes. <br /> <br />10. Tree Preservation. A tree preservation plan was approved at the final plat stage of the <br /> Ramsey Town Center Addition. As a result of that plan, several areas were identified as tree <br /> save areas in conjunction with _the initial mass grading of the site. The City will need to <br /> review and approve a revised tree inventory of the trees remaining on this specific <br /> development parcel as well as a revised tree preservation plan prior to final approval of the <br /> development. This information shall identify tree types and size as well as the location of <br /> tree save fences. <br /> <br />11. Sidewalks. In accordance with City Code, sidewalks are required on at least one side of all <br /> non cul-de-sac public streets. Sidewalks are shown in certain locations within the sketch <br /> plan. Please provide further details regarding the proposed sidewalks as part of the <br /> preliminary plat submittal. <br /> <br />12. Park Dedication/Trail Development: Under the Master Development Agreement between <br /> the City and the Ramsey Town Center LLC, a 90-day window was set aside to discuss <br /> matters pertaining to park and trail dedication fees. This 90-day period will end On December <br /> 17, 2003. Absent an agreement between the City and Ramsey Town Center LLC regarding <br /> park and trail matters, the City can, at their discretion, require park and trail development fees <br /> and/or land dedication. These issues will need to be resolved as the subdivision continues <br /> through the development process. It should also be noted that a trail shall~ be located on the <br /> western side of Ramsey Blvd. in accordance with the City's Master Trail Plan. <br /> <br />13. Site Plan: As part of the approval process, a detailed site plan will need to be approved as <br /> part of the development. A preliminary site plan should be submitted along with the <br /> preliminary plat for the development. The site plan should include floor plans and elevations <br /> of all the units, including detailed description of the exteriors., and a landscaping plan. Please <br /> refer to the submittal requirements contained on the Site Plan land use application for a <br /> complete list of information that needs to be provided. A final site plan will need to be <br /> submitted and approved along with the final plat. <br /> <br /> <br />
