In addition, Staff has concerns with the <br />provision of so many private streets. The City requires that at least one public street go <br />through the development with a 60-foot right-of-way and a 32-foot wide road. In reviewing <br />the sketch plan, it appears that the 32-wide private street located in the center of the <br />development should be changed to a public street. 'There is also concern that with all of the <br />private streets being connected and providing a "loop" thru the development, there may need <br />to be a need to have additional public streets instead of the private streets shown. Please' <br />contact Brian Olson, Assistant Public Works Director at (763) ,433-9825 to discuss these <br />matters further. <br /> <br />Open Space: The proposed sketch plan shows an area that could be considered as "open <br />space". As part of the preliminary plat submittal, please provide information on how this <br />area would look and the size of the open space. Comments raised in Item #3 of this letter may <br />lead to the open space being relocated. <br /> <br />Access and Streets: The development will be served from Peridot St. NW and from East <br />Ramsey Parkway. Please refer to Item #5 of this letter regarding the use of private streets <br />within the development. Ail street names (including private streets) shall be named in <br />accordance with the City's street grid. <br /> <br />Grading and Drainage: A grading plan is not required to be submitted for sketch plan <br />review. General items that will be required on the grading plan submitted with the <br />preliminary plat include: <br /> <br />· Soil boring locations with a report outlining soil types and depth to groundwater <br /> <br />A drainage area map showing the acreage of each drainage sub area must be <br />submitted. Calculations must be submitted showing the pre-development and post <br />development runoff rates in CFS for the 10 year and 100 year storm events. A <br />permit must be obtained from the Lower Rum River Water Management <br />Organization. <br /> <br /> <br />
