He sta{~ the-~ity Council added sever~i'?:: _'?- <br />amendments on the Lonny Menard case that he thought w&~ very good. <br /> <br />PUBLIC HEARINGS/COMMISSION BUSINES ':i!ii'-?: <br /> <br />Case #1: Request for Sketch Plat Approval of ~pine W0:;dS¢i'Case of Oakwood Land <br /> Development <br />Presentation ~'%~)~ ,,.~:::'' <br />Associate Planner Geisler advised that Oakwood Land Developm~fi~'~:has a~.Plied for sketch plan <br />approval to create a total of 27 urban/single-family lots on six existin~'i~g~els located on Sunfish <br />Lake Boulevard and 153~ Lane N~.. Si~e-indi~cated there are a total ~>~ix existing homes on the <br />property; four of which will remain after development. She stated the plat will require a <br />Comprehensive Plan Amendment to. extend the MetropOt~itan ~Urban Service Area to include the <br />subject property. :. ~- <br /> <br />Associate Planner..Geisler explained all t~e proposed lots appear to meet urban single-family <br />standards fo~'~vidth, size and frontage on:a public road. She stated the proposed plat will gain <br />access froTM ~153~d Lane NW and Sunfish Lake Boulevard. The Sunfish Lake Boulevard access <br />will line/ap with the new access being created: for the Alpine Acres development on the east side <br />of Sunfish Lake Boulevard. She indicated 'graft is requesting that the applicant explore the <br />possibility of providing a stub street to. serve the lots in the southeastern portion of the plat, <br />should they ,devel.op'in the future': 'She noted the proposed plat will be reviewed for park <br />dedication retirements by the Park Commission at their December meeting. <br /> <br />AsSociate Planner Geisler indicated S taft recommends approval of the sketch plan. <br /> <br />CommisSion / Public Input <br />Chairperso~ Nixt indicated although this is not a public hearing, he will take public comments <br />since it is a~ Significant event. He stated he has reviewed this, and wants to know what Staff's <br />thought process is on the Comprehensive Plan Amendment and extending the MUSA. <br /> <br />Assistant Community Development Director Trudgeon stated particularly to this area, urban <br />services are available across the street with Alpine Acres, and as the Town Center develops there <br />will be others. He indicated this is not something Staff pursued; it was requested by the <br />developer who has been talking with the current owners. He stated he understands when you <br />have greater density than the area around a development there can be issues, but Staff. thinks they <br />have some screening options.
