He stated at this <br />point' it is a concept plan,, and the details are not laid out. He advised asking the developer to go <br />into detai.,l ~ould require::: architect and engineering, and it would only go to that level if it was <br />determined'this development would be acceptable. He stated Staff is aware of the question on <br />whether others in the area could hook up to sewer and water, but if the Planning Commission and <br />City Councils{do not approve the project, the question is academic. <br /> <br />Chairperson Nixt stated he has some concerns about expanding the MUSA into this area. He <br />indicated:t, hey evaluated after the Comprehensive Plan was amended whether to bring this into <br />higher density use, and made the decision against it based on the proximity to two major <br />roadways, that the area is self-contained and that there would be little development to the north <br />and west.
