The <br />submittal consists of 9 sheets prepared by Anderson Passe & Associates dated July 31, 2014. The <br />sheets are Cover Sheet, Final Plat, Grading Plan 1 &2, Plan and Profile, Tree Plan, Landscape Plan <br />and SWPPP 1 &2. <br />General: The submitted minor subdivision proposes to divide an existing lot into 6 residential <br />lots. The property is located east of Nowthen Boulevard and will create 180th Ave NW. The <br />proposed east pond has been moved. This change is not reflected on all sheets. A complete set <br />will need to be submitted for review prior to staff approval of the plans. <br />Streets and Access: The development accesses Nowthen Boulevard, and proposes constructing a <br />cul-de-sac to provide street frontage for the lots. <br />The street will be rural section with ditches. A cross culvert will be installed to maintain existing <br />drainage patterns. <br />Final Plat Sheet: The final plat must be revised to show drainage and utility easements over the <br />existing wetland and proposed ponding area. <br />Grading and Drainage Plans: Staff offers the following comments on the Grading plan: <br />1. The 100 year high water elevation for ponding areas is shown. All lowest floor building <br />elevations are at least two feet above the highest elevation noted. <br />2. Grading plan sheets at 1" = 50' must be added to the set. <br />3. A tabulation of lot elevations with minimum floor elevations and adjacent pond high water <br />levels must be added to the plan. <br />4. The emergency overflow elevation for the water quality pond must be one foot lower than <br />the lowest adjacent grade of the building structures. <br />5. The maximum slope should not exceed one foot vertical to four feet horizontal. <br />6. The font size/ pen weight of labels must be increased to make plan readable. <br />
