The drainfield and alternate are shown and must be protected with fencing prior to any <br />grading on the site. <br />8. The proposed invert of FES 5 matches the bottom of the ditch. A berm has been added to <br />direct the water to the FES and prevent flow down the slope. <br />9. A legend must be provided. <br />10. The details must be Ramsey standard details. <br />11. The pond outlet to the wetland must have a skimmer structure. <br />12. Erosion control must be provided downslope of the pond outlet structure. <br />Staff offers the following comments on the drainage calculations submitted with this application <br />plan. Updated calculations were provided on August 7, 2014 along with a summary of the <br />calculations. They addressed staff comments included in an email to the project engineer. The <br />following items were addressed: <br />1. The proposed ponding provides the required infiltration from the new impervious surfaces. <br />2. The proposed pipes provide adequate capacity for the 10 and 100 year storms so that <br />overland flow will not occur during the 100 year storm. Water will not pond on the road <br />at Nowthen Boulevard or flow overland from the cul-de-sac to pond 2. <br />A permit from the Lower Rum River Water Management Organization (LRRWMO) will be <br />required. <br />Utilities: All lots are proposed to be served by well and septic. The septic design report must <br />show the locations of the borings performed for design of the septic systems. <br />Streets: The street section details must call out Ramsey modified Class 5 aggregate base with <br />the gradation shown. Ramsey standard details must be used. <br />SWPPP: A copy of the approved NPDES permit must be submitted to the City. The area of <br />new impervious surface must be reviewed as noted under grading and drainage. Copies of the <br />SWPPP inspection reports must be provided to the City on a regular basis. These reports will be <br />retained by the City as part of their MS4 permit. Changes to the SWPPP must also be reported to <br />the City. <br />
