TITLE RABBIT MEADOWS FINAL PLAT <br />ESCROW # 114129 <br />DEPARTMENT: Planning <br />Name: Chris Anderson <br />TECHNICAL REVIEWER: Phone: 763-433-9905 <br />Email: canderson(a,ci.ramsev.mn.us <br />PROJECT ADDRESS PID # 08-32-25-21-0003 <br />We offer the following comments regarding your request for Final Plat approval for Rabbit Meadows for <br />the property identified as 08-32-25-21-0003. <br />General: The Final Plat results in three (3) single family residential lots located at the eastern terminus of <br />171st Ave NW, east of Rabbit Street. The subdivision will require the extension of 171st Ave NW to <br />terminate in a full cul-de-sac. The Planning Commission has approved a variance for cul-de-sac length. <br />Land Use and Zoning: The site is guided Rural Developing on the Comprehensive Plan and is located in <br />the R-1 Residential (Rural Developing) District (City Code Section 117-111) on the Official Zoning Man. <br />The proposed use (single family homes) complies with both the Future Land Use map and the current <br />zoning designation. <br />Bulk Standard Requirements (City Code Section 117-111) <br />Setbacks: <br />Re' uired <br />Proposed: <br />Front ard: 40 feet <br />Side ard-Habitable: 10 feet <br />Side ard-Uninhabitable: 10 feet <br />Rear ard: 40 feet <br />Minimum Lot Fronta . e (interior or corner lot) <br />Minimum Lot Size: 2.5 acres <br />Minimum Lot Width: 200 feet <br />40 feet <br />10 feet <br />10 feet <br />40 feet <br />200 feet <br />Range: 2.53 acres to 4.21 acres <br />200+ feet <br />• Sheet P1 shall be revised to reflect a minimum lot frontage for a corner lot as 200 feet. <br />Final Plat: The Final Plat creates three (3) single family residential lots that would be located at the eastern <br />terminus of 171st Ave NW, east of the intersection with Rabbit Street. The proposed lots meet the minimum <br />lot size requirements, density standards, and lot widths. Furthermore, it appears that building pads on all <br />lots would be able to meet all setbacks with the proper floor plan. <br />Utilities: All lots will be served by individual, on -site sewer systems and private wells. The area appears <br />to consist of soils in the Nymore family, which should be sufficient to support individual septic systems. <br />At the time of building permit application, each lot shall have space located for a primary and secondary <br />soil treatment area. <br />
