Comprehensive plan text amendment <br />DRAI- <br />Riverfront Transit Development <br />The purpose of the Riverfront Transit Development land use category is to provide appropriately <br />located areas for residential living, promote harmonious redevelopment along Ferry Street, in close <br />proximity to the commuter rail station at densities that support and increase transit use. The <br />intended use for this area is owner -occupied multiple family housing based on the fact that 44% of <br />the lots in Anoka are rental. Redevelopment of the Riverfront Transit Development should: <br />• Encourage a more creative approach in housing developments that will result in quality living <br />environments through innovative design and aesthetic controls. <br />• Maximize access to transit and encourage use of transit infrastructure. <br />• Facilitate important community trail linkages and pedestrian connections. <br />• Provide parking in an unobtrusive manner. <br />• Encourage the redevelopment of areas adjacent to the river. <br />• Preserve and enhance the unique river city heritage. <br />• Incorporate streetscape and landscaping elements along the Ferry Street corridor to provide <br />separation from the housing and heavy traffic along Ferry Street and Pleasant Street. <br />• Promote unified redevelopment of a district area rather than on an individual lot basis. <br />fit <br />Units per acre: <br />Type of dwelling unit: <br />Locational requirements: <br />Development Policies <br />Minimum of 11 units per acre; Maximum 26 units <br />per acre <br />Owner occupied high density residential <br />Must abut and have reasonable access to minor, <br />intermediate, and principal arterials; must be <br />located on the fringes of lower -density <br />neighborhoods; should be located near large, open <br />spaces or adjacent to or within % mile of a river <br />The following are general development policies for Riverfront Transit Development: <br />• Include public and private recreational facilities that create multi -use pedestrian connections to <br />the Commuter Transit Village, Rum River Regional Trail, promote connectively and pedestrian <br />activity that is integrated with redevelopment. <br />
