(Subject to standards established in subsection (d) of this section and performance <br />standards established in article II division 6 of this chapter. This Section takes precedence over other <br />provisions of this Chapter as it relates to this District) <br />(1) Commercial or business buildings and structures for a use accessory to the principal use but such <br />use shall not exceed 30 percent of the gross floor space of the principal use unless otherwise <br />approved by the city council. <br />(2) Open and outdoor areas for display of goods for sale and rental. <br />(3) Temporary seasonal sales. <br />(4) Motor vehicle implement and recreational indoor storage when accessory to sales and service. <br />(5) Additional accessory use: Outdoor storage for materials and equipment accessory to the principal <br />use -under the following conditions: <br />a. Shall not constitute more than 20 percent of the gross lot area. <br />b. Shall be screened on all sides with 100 percent opaque screening of wood, masonry, or <br />maintenance free material. or other means of screenina as approved by the City Council. <br />Chainlink fencing of any type will not be permitted. <br />c. Shall be surfaced with bituminous or concrete if to be located in the side yard. <br />d. Shall be located in the side or rear yard only. <br />e. Storaae area may be surfaced with Class V Gravel in the rear yard provided that: <br />1. The aravel depth must be at least two (21 inches. <br />2. The storaae area must be setback at least 20 feet from public riahts of way. <br />3. The storaae area must be setback at least 35 feet from adiacent residential <br />properties. <br />4. The aravel surface must be kept free of veaetative cover and routinely maintained. <br />5. The size of the aravel surface may not exceed the size of areas surfaced with <br />concrete or bituminous on the property or 30 percent of the aross lot area. whichever is <br />less. <br />f.
