Consensus of the City Council was to keep the zoning as single family residential. <br /> <br />Community Development Director Frolik explained that the Holasek/Hamilton property south of <br />Riverdale and Highway #10, west of the hotel, is currently zoned commercial and the <br />Comprehensive Plan Future Land Use map identifies this area for development with low-density <br />residential uses. The property owners are opposed to the proposed rezoning to single family <br />residential. They have submitted letters to the Planning Commission and City Council <br />requesting an amendment to the Comprehensive Plan to retain the commercial land use <br />designation on the Future Land Use map. The matter was discussed at the June l0th City Council <br />Work Session and City Council affirmed that the preferred land use for this property is low <br />density residential and directed City staff to proceed with the ordinance to rezone the property in <br />accordance with the Comprehensive Plan. On July 22"d, City Council introduced the ordinance <br />to rezone the Holasek/Hamilton property to R-1 Residential. The ordinance was presented to <br />City Council for adoption on August 12th and at the property owner's request, the case was tabled <br />to August 26th. On August 26th, the ordinance to rezone the property to R-1 Residential was <br />again presented for adoption. A discussion ensued regarding the possibility of designating this <br />property as Mixed Use. Council directed staff to schedule this item for another discussion at the <br />work session level. <br /> <br />Councilmember Cook stated that he thought that the property should be designated as mixed use. <br /> <br />Councihnember Kurak stated that because they have not initiated any mixed use in the City she is <br />concerned about zoning a property as mixed use as a "cure all" until they understand the mixed- <br />use designation. It was her opinion that the property should be zoned residential since it is south <br />of Riverdale. <br /> <br />Community Development Director Frolik noted that staff was recommending that the property be <br />changed to low density residential along the south side of Riverdale. <br /> <br />Councihnember Pearson stated that he was inclined to leave the property zoned commercial to <br />give the property owner the opportunity to do what they want with the land since there is some <br />commercial development in the area. <br /> <br />Councilmember Zimmerman inquired if that was the request of the landowners. <br /> <br />Councihnember Strommen replied yes. <br /> <br />Councilmember Zimmerman stated that he felt that they should leave the property as it is <br />currently zoned and then address the issue if they bring forward a plan. <br /> <br />Mayor Gamec stated that the problem with leaving the zoning as commercial is that there are a <br />lot of uses that could go on the site. <br /> <br />City Council Work Session/October 7, 2003 <br /> Page 7 of 14 <br /> <br /> <br />
