aa. Increase in density; <br /> <br />bb. Change in architectural designn or style; <br /> <br />CC. <br /> <br />Change in type of ownershipl private, <br />condominium, or rental; <br /> <br />dd. Change of more than 10% in total floor area; <br /> <br />Increase in height of any building; <br /> <br />ff. Major modification in the landscape plan; <br /> <br />Reduction in the proposed open space; <br /> <br />h.h. Change in the development schedule; <br /> <br />ii. .Change in the road location or standards; and <br /> <br />Any changes determined to be major by the <br />Council. <br /> <br />Minor Qhanges. The Council may, in its discretion, permit <br />minor deviations from the preliminary site plan which do <br />not change the concept or intent of the proposed <br />development as previously approved. <br /> <br />xi. <br /> <br />Denial. The Council shall deny any application if it finds <br />the final plans do not substantially conform to the <br />preliminary plat and site plan as previously approved by the <br />Council as well as the Town Center Master Plan and <br />Development Guidelines. If the final plans are <br />subsequently modified to conform to the approved <br />preliminary plan, the applicant may resubmit said final <br />plans to the Council for approval. <br /> <br />xii. <br /> <br />No development shall occur nor shall any building permits <br />be issued for any construction that is not m accord with the <br />approved final plans. <br /> <br /> Subd. 11 Relationship to Other City Code Sections. The Town Center District <br />is structured to establish a regulatory framework intended to be administered separate from <br />certain sections of Chapter 9 of the Rarnsey City Code. In order to prevent overlapping <br />development regulations, the follow'ing sections of Chapter 9 are not applicable to the Town <br />Center District: 9.11 Standards, 9.12 Signs and 9.20.01 - 9.20.30 Zoning DistrScts unless it is <br />determined by the City that provisions from these sections are better suited to address any <br />particular aspect of a development proposal. The provisions contained in Section 9.50 <br />Subdivision, shall regulate land subdivision of the Town Center District. <br /> <br /> <br />
