Master A~eernent, refer to this Master Ageement as a whole, unless the context requires <br />otherwise: <br /> <br />(a) <br /> <br />AUAR. "AUAR" means that certain Town Center Alternative Urban Areawide <br />Review, prepared by Emrnons & OLiver Research, Inc., dated June o, <br /> .4, 2003. <br /> <br />(b) <br /> <br />AUAR Roadway Improvements. "AUAR Roadway Improvements" means those <br />roadway improvements described on Exhibit J. '. <br /> <br />(c) <br /> <br />(e) <br /> <br />Certifcate of Comriletion. <br /> <br />m Section 14.6. <br /> <br />"Certificate of Compl.etion" has the meaning set forth <br /> <br />Charter School. "Charter School" means the land and building desired for use <br />as a educational facility to be located on Lot 1, Block 1 of the Prelim&nary Plat. <br /> <br />CiW. "City" means the City ofRamsey, a Minnesota municipal Corporation and <br />home rule charter City. · <br /> <br />City Enmneer. "City' Hal/Site!' means the portion of Outlot O of the Preliminary <br />Plat identified as the 101,000 square foot City Hall/Police Station and the 63,000 <br />square foot parking ramp depicted on the attached Exhibit B. <br /> <br />(k) <br /> <br />City Phase I Roadway Lm~rovements. "City. Phase I Roadway Improvements" <br />means Sunwood Drive as shown on 'Sheets 58 and 61 through 68 of the Master <br />Development Plan and R_hmestone Street N-W as shown on Sheets 60 and 72 <br />through 74 of the Master Development Plan. <br /> <br />Ciw Phase I Utiiitv LmDrovements. "City Phase I Utility. Improvements" means <br />the water, samtary sewer and storm water improvements described on Exhibit C. <br /> <br />Ciw Phase FI Roadway Lm-orovements. "City Phase I7 Roadway l_mprovemenis" <br />means Civic Center Drive as shown on Sheets 94 to 98 of the Master <br />Development Plan, Zeolite Street as shown on Sheets 69 to 71 of the Master <br />Development Plan, and Town Center Drive North from Bunker Lake Boulevard <br />(County 116) to the northerly boundary of the Subject Property (sometimes <br />referred to as Var/olite). <br /> <br />City Phase 17 UtiliW Imorovements. "City Phase 17 Utility Improvements'' means <br />the water, sanitary sewer and storm water improvements described on Exhibit D. <br /> <br />City Prooertv. "City Property" means the City's Ninety Foot Tract .and the City <br />Well site. <br /> <br />(m) <br /> <br />Ci~ Public Imorovements.
