City Roadway Lmorovements. "Ciw. Roadway improvements" means the Ci~ <br />Phase I Roadway Improvements and the Ci~ Phase H Roadway Improvements. <br /> <br />(o) <br /> <br />Ciw Uti!itT, Improvements. "City Utili~. Improvements" means the City Phase I <br />Uti5~ Improvements and the City Phase 12 Utility Improvements. <br /> <br />Ciw Wel] Site. "Ci~ Well Site" means Lot 1, Block 3 as depicted on the <br />PreLiminary Plat ' <br /> <br />(¢ <br /> <br />(i-) <br /> <br />Ciw's Ninety Foot Tract. "City's Ninety Foot Tract" means the north.ninety (90) <br />feet of the Nor~&west Quarte~- of Section 28, Township 32, Range 25, Anoka <br />Counry, Minnesota. <br /> <br />Comprehensive Plan. "Comprehensive Plan" means the CiL?s Comprehensive <br />Plan dated December, 2001, as amended in February, 2002. <br /> <br />(s) Council. "Council" means the govenzing body of the City. <br /> <br />(t) <br /> <br />(u) <br /> <br />CounW. "County" means .~oka Couaty, Minnesota. <br /> <br />Develot~er. · "Developer" means Ramsey Town Center LLC, a .Minnesota Iimited <br />liabiiity company and, subject to A~w. icle 14, its successors La title and assigns. <br /> <br />Develooer Public Lmorovements. "Developer Public Improvements" means those <br />improvements the Developer is obligated to const~ct pursuant to .Articles 10 and <br />11. <br /> <br />(w) <br /> <br />(x) <br /> <br />(y) <br /> <br />Development. "Development" means any use of'dae Subject Property (other <br />the level of ag-riculmral use currently taking place on the Subject. Property) and <br />any construction on or improvement of t~he Subject Property. Development <br />includes, but is not lirn./ted to, land cieadng, ~ading, excavation, construction of <br />buildings or stracrures and installation of Phase Public Improvements, Developer <br />Public Impro:cements and City Public Improvements. Development also includes <br />material alteration of the Subject Property. <br /> <br />Develoument Guidelines. "Development Guidelines" means the development <br />standards and guidelines to be approved in accordance with Subdivimon 5 of the <br />RTC Ordinance. <br /> <br />Final Plans. "Final Plans" means, with respect to each Phase, the Final Plat, the <br />Secondary Deveiopment A~eement, the final site plan (if applicable), and the <br />other plans and drawings the City approves pursuant to the RTC Controls for that <br />Phase and the improvements to be constructed within that Phase, as the same may <br />be amended from time to time.
