grading, Developer's engineer shall certify in writing that the plat is graded to the <br />approved plans and that all unbuildable soils are removed within the street right-of-way <br />and within the bendable area identified herein. The yard shall be graded to allow the <br />construction of la driveway. A grading, drainage and erosion control plan with <br />maximum two foot contours and cross sections as necessary shall be submitted and <br />'approved by the City prior to commencement of any site grading. Also, the Developer <br />agrees prior te commencement of construction to call a pre -construction meeting <br />between the City, Developer and contractors for the site grading. <br />B. The Developer shall control soil erosion insuring: <br />1. All c1e,eEoprnent shall conform to the natural limitations presented by the <br />tOpog phy and soil of the subdivision in order to create the best potential for <br />preve ting soil erosion. The Developer shall submit an erosion control plan <br />as p&rt of the grading and drainage plan, detailing all erosion control <br />meas ,Ltre s to be implemented during construction, said plan shall be <br />apprised by the City prior to the commencement of site grading or <br />const iuctiori. The developer shall also submit a copy of their Storm Water <br />Pollut on Prevention Plan (SWPPP) to the City prior to commencement of <br />site wading or construction. <br />2. Erosion and siltation control measures shall be Coordinated with the different. <br />stage • of development. Appropriate control measures as required by the <br />City 4haU be installed prior to development when necessary to control <br />erosi <br />• • 3. Land hail be developed in increments of workable size such that adequate <br />erosi n and siltation controls can be provided as construction progresses. <br />The maliest practical area of land shall be 'exposed at any one period of <br />time. <br />4. 1Nher--, the topsoil is removed, sufficient arable soil shall be set aside for. <br />respr ading over the developed area and also seeded, mulched, and disk <br />anch red. The topsoil shall be restored to a depth of at least folk (4) inches, <br />and hall be of a quality at least equal to the soil quality prior tb <br />devel pment. <br />C. The Developer shall be responsible to maintain the required tree protection during all. <br />grading activitie, until removal is approved by the City's Natural Resources Technician. <br />Upon issuance f a building permit for a lot, the Developer is responsible to notify the <br />builders andfor *ndividual owners within the development that they assume and are <br />responsible for drosion control, including sodding .of boulevards, seeding or sodding of <br />the front and side yards of all lots, tree protection and protection of water and sewer <br />services. Such iotification shall not relieve the Developer of the responsibility for such <br />items as require4 under this contract. Any violation will be cause for red tagging the <br />site by the Citl Building Official, or designee, and all inspections will cease until <br />corrected. <br />-2- <br />
