D. The Developer shall place iron monuments at all lot and block corners and at all other <br />angle points on poundary lines. Iron monuments shall be placed after all street/utilities <br />(public and priv+te) and lawn grading has been completed in order to preserve the lot <br />markers for futute property owners. <br />E. The Developer shall pay for the installation of all standard street signs at all locations <br />required for the development as determined by the City Engineer. The Developer has <br />the option of in Stalling the signs per City design and 'installation requirements or the <br />City shall instal all such signage and the Developer shalt reimburse the City for the <br />cost thereof by payment in advance to the City of the estimated cost thereof. <br />P. The Developer ;hall be responsible for street and storm sewer maintenance, including <br />curbs, boulevards, sod, street sweeping and storm sewer cleaning until the 95% of the <br />homes are constructed upon the lots. The City's Natural Resources Technician will. <br />conduct site visas to ensure compliance. Staff will contact the Developer in writing and <br />give a reasonable timefrarne to meet compliance. If this is not met, the City will sweep <br />the streets and invoice the Developer for time spent. Warning signs shall be placed <br />when hazards ievetop in streets to prevent the public from traveling on saute and <br />directing attent on to detours. If and when the street becomes impassable, such <br />streets shall be .barricaded and closed. In the event residences are occupied prior to <br />completing str ets, the developer shall maintain a smooth driving surface and <br />adequate drain ge on ail temporary streets. Performance shall be guaranteed by the <br />financial guarar tee recited herein. <br />G. The Developer shalt'furnish street lights in accordance with the City's Street Lighting <br />City Code #S. Theā¢Developer shall also conform to City Code #8 in all respects. The <br />City shall order the street lights and the Developer shall reimburse' Connexus Energy <br />for all such cots of purchasing the street lights. Note: The City shall reimburse <br />Connexus Ene gy for all costs of purchasing lights where light(s) are located at the <br />intersection(s) of any county road and city street. <br />General Requirements: . <br />1. Street lighting shall be owned, installed, operated and maintained by Connexus <br />Energy. City and Connexus Energy shall enter into a contractual agreement on <br />the rate .and maintenance of the street lighting system. <br />2. It shall be the responsibility of the Developer to: <br />a. Advise all tot purchasers of their responsibility for street lighting <br />operating charges. . <br />b. Pay for street light charges for all lots owned by the Developer. <br />H..The Developer shall dedicate and survey all storm water h©[ding ponds as required by <br />the City. The Developer shall be responsible for storm sewer cleaning and holding <br />pond dredging as required, by the City prior to completion and acceptance of the <br />development.
