Voting Yes: Mayor Heitman, Councilmembers Sorteberg, COx,
Reimann and Schlueter. Voting No: None.

Case

A. Request For Preliminary Plat Approval Of Alpaca Estates Third Addition:

Mr. Jeff Caine, surveyor for Alpaca Estates, was present.

Mayor Heitman referred to City Engineer Raatikka's letter dated May 31, 1985,
Item #2, stating that a grading plan has not been provided.

Mr. Raatikka stated that he received the grading plan on June 25; he has not
had an opportunity to review it in detail, but it appears to be acceptable.

Mr. Caine stated that he will make any revisions to the grading plan that Mr.
Raatikka deems necessary. Mr. Caine stated that the developer has also agreed
to comply with Item #3 of Mr. Raatikka's letter by providing paved cul-de-sacs
at the t~o dead end streets.

Mr. Raatikka stated that additional soil borings on Lots 6, 7, 8, and 9 of
Block 4 will be provided by the time of final plat approval and he will be
submitting another report on the plat at the time of final approval.

Mr. Raatikka stated that the plat is under the jurisdiction of the
Environmental Protection Ordinance. This Ordinance is on the agenda for
adoption this evening and one of the items in the ordinance calls for 6' bike
lanes.

Mr. Caine stated that the balance of Alpaca Estates was constructed with 4'
bike lanes and the developer would prefer to proceed consistent with that.

Mr. Raatikka stated that the ordinance can be amended to require 4' bike
lanes; if that is not done, Alpaca Estates will require a variance to the 6'
bike lane requirement.

Council consensus is that one way or another, Alpaca Estates Third Addition
will be approved with 4' bike lanes.

June 25, 1985
