The plat consists <br />of one sheet drawn by John Oliver and Associates, revision date 9/9/91. We offer the following <br />comments: <br /> <br />The plat is approximately 22 acres in size and is proposed to be developed with a <br />combination of 27 single family urban residential lots, 5 commercial lots, and 5 12-unit <br />multi-family dwellings. <br /> <br />The plat is currently zoned B-1 Business and the City is currently processing the <br />application to rezone portions of the property to R- 1 Urban Residential and MR Multiple <br />Residential to permit the development of the single family and multi-family units in addition <br />to the commercial units. <br /> <br />With regard to the B-1 Business lots, City Code requires a minimum lot width of 100 feet <br />on interior lots and 110 feet on corner lots, a minimum lot depth of 150 feet and a minimum <br />area of 1/2 acre. All five of the commercial lots in the plat meet these standards. <br /> <br />With regard to the R-1 Urban Residential single family lots, City Code requires a minimum <br />lot width of 80 feet on interior lots, 90 feet on comer lots, 80 feet at the setback tine on cul- <br />de-sac lots, and a minimum lot area of 10,800 square feet. Lots 22 and 23 of Block 4 do <br />not meet the 80 foot lot width requirement. Lot 21, Block 4 is a comer lot and does not <br />meet the 90 foot width requirement. City Code defines 'lot width' as the measurement at <br />the street and at the setback line. The Planning and Zoning Commission may wish to <br />consider making a policy decision on whether attaining the minimum lot widths at the <br />building setback lines would meet the intent of the ordinance. It should be noted however, <br />that Lot 21, Block 4, does not meet the 90 foot minimum width even at the setback line. In <br />addition, a number of other lots are diminished below the minimum width at the setback <br />line. All cul-de-sac lots meet the 80 foot requirement at the setback line. Lots 2 and 7, <br />Block 4, do not meet the 10,800 square foot area requirement. <br /> <br />/6 <br /> <br /> <br />
