10. <br /> <br />11. <br /> <br />12. <br /> <br />B-1 Business to R-1 Urban Residential: <br /> <br />All that part of Government Lot 4, Section 25, Township 32, Range 25, Anoka County, <br />Minnesota, lying southwesterly of the Southwesterly line of the duly recorded plat of <br />River's Bend, said Anoka County, and lying northeasterly of the following described "Line <br /> <br />Together with all that part of Government Lot' 3, said Section 25 lying west of the westerly <br />line of the duly recorded plat of River's Bend 2nd Addition, said Anoka County; and lying <br />northerly of the Northerly line of 142nd Avenue N.W., being the same as "Line C" as <br />shown on and described in said River's Bend 2nd Addition, and on and in the duly <br />recorded plat of River's Bend Plaza 2nd Addition, said Anoka County; and lying <br />northeasterly of the following described "Line 1". <br /> <br />Said "Line 1" being described as beginning at a point on the above described "Line C" <br />wherethe same intersects a line 60.00 feet northeasterly of, as measured at right angles to, <br />and parallel with the Northeasterly line of said River's Bend Plaza 2nd Addition; thence <br />North 21 degrees 12 minutes 12 seconds West along said parallel line, and the <br />northwesterly extension thereof, for 935.26 feet; thence North 73 degrees 47 minutes 48 <br />seconds East for 30.67 feet; thence North 20,degrees 05 minutes 58 seconds West for <br />243.87 feet; thence North 48 degrees 28 minutes 21 seconds East for 345.00 feet, more or <br />less, to intersect with and terminate said "Line 1" at said Southwesterly line of River's <br />Bend. <br /> <br />The total area of the property to be rezoned is approximately sixteen (16) acres. <br /> <br />That the subject property is currently zoned B-1 Business. <br /> <br />That the subject property is part of a proposed plat that is bounded on the west by Hwy. <br />#10, on the north by R-3 Urban Residential, on the east by R-1 Urban Residential and on <br />the south by a Planned Unit Development consisting of a strip commercial area. <br /> <br />That the Applicants are proposing to develop the plat with single family urban residential, <br />multi-family urban residential and commerc/al. <br /> <br />That the proposed zoning admendment will/will not substantially adversely impair the use <br />or market value of any surrounding property. <br /> <br />That the proposed zorfing amendment will/will not be harmonious with the objectives of the <br />Comprehensive Plan. <br /> <br />That the proposed zoning amendment wilUwill not change the essential character of the <br />area. <br /> <br />The motion for the adoption of the foregoing resolution was duly seconded by Councilmember <br /> and upon vote being taken thereon, the following voted in favor thereof: <br /> <br /> <br />
