7. That the Subject Property is currently zoned R-2 Medium Density Residential and is located <br /> within the boundaries of the current Metropolitan Urban Service Area (MUSA). <br /> <br />8. That the Comprehensive Plan designates the property for Medium Density Residential <br /> development. <br /> <br />9. That the Applicant has submitted a Comprehensive Plan Amendment to change the land use <br /> designation in the Comprehensive Plan from Medium Density Residential to Places to Shop. <br /> <br />10. That the proposed zoning amendment will/will not substantially adversely impair the use or <br /> market value of any surrounding property. <br /> <br />11.
