CASE <br /> <br />Background: <br /> <br /> PUBLIC HEARJNG <br />REQUEST FOR A CONDITIONAL USE PERMIT TO <br />EXCEED ACCESSORY BUILDING SIZE RESTRICTIONS; <br />CASE OF JEFF AND BARBARA ROCKOW <br /> By: Chris Anderson, Community Development Assistant <br /> <br />The City received a complaint in April of 2003 regarding illegally stored trailers at 18015 Ute St <br />NW. An inspection revealed that several trailers ;vere, in fact; being stored illegally in the front <br />yard. The R6ckows were sent notification of the violation and were informed of what needed to <br />be done to c6mply with City Code. <br /> <br />The Rockows did clean up the area where the trailers are being stored. This included removing <br />all the scrap ~tluminum from the property (it was being stored in one of the trailers), moving the <br />stack of fire wood, and storing other items indoors or removing them from the property. <br />Furthermore, the Rockows did install six (6) evergreen trees along Ute Street as an attempt to <br />screen the tra}ilers from properties across the street. <br /> <br />However, the trailers were still being illegally stored in the front yard and the Rockoxvs were <br />intbrmed tl~at the trailers either needed to be relocated on the property to comply with City Code, <br />stored indoors, or removed from the property. Mr. Rockow informed Staff that it was not <br />feasible to mbve the trailers to the side yard (on on~ side due to the topography and on the other <br />side due to a. number of mature oak trees) or to the rear yard, again due to the topo~aphy (the <br />land slopes steeply down toward Rogers Lake). Nor was it feasible to store the trailers On the <br />driveway dUe to its narrow width. <br /> <br />Mr. Rockow, who works as a self-employed contractor conducting exterior home remodeling, <br />has agreed to., construct an accessory structure to house the trailers. However, he wanted to make <br />sure that he aould construct an accessory structure large enough to allow him to store the trailers <br />without haviiqg to remove several pieces of scaffolding each night. Mr. Rockow was informed <br />that he could! apply for a conditional use permit if the structure would exceed the allotted square <br />footage. <br /> <br />The City received an application from Jeff and Barbara RockoTM for a conditional use permit to <br />exceed the accessory building size restrictions established in City Code on the property located at <br />18015 Ute St'.NW. <br /> <br />The followin~g items are enclosed for your information: <br /> <br />a) Si:te location map <br />b) S[¢e plan <br />c) Letter from the Applicants <br />d) Proposed Findings of Fact <br />e) Pt~oposed Conditional Use Permit <br />t) Pt~oposed Resolution denying Conditional Use Permit <br /> <br /> <br />
