Staff with the appropriate information needed to complete the analysis of the tree <br />preservatiorl plan <br /> <br />Sidewalks. iSidewalks are shown on both sides of the public streets. A trail needs to be located <br />on thewestern' side of Ramsey Blvd. <br /> <br />Park Dedication/Trail Development: Under the Master Development Agreement between the <br />City and tl¢ Ramsey Town Center LLC, a 90-day window was set aside to discuss matters <br />pertaining t{b park and trail dedication tees. This 90-day period originally ended on December <br />17, 2003. The City Council extended the review period another 90 days to end in mid-March, <br />2004. it is anticipated that an agreement will be 'reached regarding the park and trail dedication <br />and fees at 'that time. Any final resolution of the park and trail matters will be applied to the <br />Ramsey ToSvn Center 2ad Addition plat. Absent an agreement between the City and Ramsey <br />Town Center LLC regarding park and trail matters, the City can, at their discretion, require park <br />and trail de,~elopment fees and/or land dedication. <br /> <br />Traffic Generation: As part of the Town Center AUAR, a detailed traffic analysis was <br />completed, iAs part o~' the whole Town Center development, a number of traffic improvements <br />will need id be made along the County highways, including lane widening and traffic <br />signalizatio!!. Improvements to the intersection of East Ramsey Parkway and Ramsey Blvd. will <br />be construcied in 2004. Based on this particular development, approximately 618 trips will be <br />generated on a daily basis. <br /> <br />Preliminary Site Plan: As part of the approval process, a detailed site plan will be reviewed as <br />part of the!development. Issues such as landscaping, architecture, sign placement will be <br />reviewed asi part of the site plan process. It should be noted that a final site plan will need to be <br />submitted and approved along with the final plat. <br /> <br />Stormwater Trunk Fees: The 2004 Stormwater Trunk Fee is $375.00 per unit. Tkis fee will <br />need to be paid prior to the release of the final plat mylars. <br /> <br />Sewer and !Water Trunk Fees: The 2004 Sewer and Water Trunk fees are $1,923.00 per unit. <br />These fees will need to be paid prior to the release of the final plat mylars. <br /> <br />Other Permits. The Developer is responsible for obtaining any and all permits required from <br />other regulatory agencies. <br /> <br />The Pin,ming Commission will be meeting at 7:00 p.m. on Thursday, February 5, 2004 at the <br />Ramsev Fire Station No. 2, 15050 Armstrong Blvd. NW, to review your sketch plan.
