Preliminary. Plat Review: Ramsey Town Center 2~'~ Addition <br />January 30, 2004 <br />Page 4 of 6 <br /> <br />to discharge into the stormwater system. The open spaces to the east comprise of two green <br />connections. The northern open space will contain a trail with pavers, landscaping, and benches. <br />The southern open space ,,viii serve mostly as a trail corridor. <br /> <br />Access and Streets: The development will receive access from the public streets of Peridot St. <br />NW, East Ramsey Parkway, and Olivine St. NW. It should be noted that there will be no direct <br />access to Ramsey Blvd. into this development. <br /> <br />Grading and Drainage: The grading and drainage plan was reviewed and generally conlbrms <br />to city standards. Rems remaining to be addressed include submittal of a table specifying house <br />type, garage elevation, minimum floor elevation and street grade. <br /> <br />Further information regarding the drainage calculations is needed to show' how the run-off from <br />this development fits with the model developed for entire Ramsey Town Center project. <br />Specifically the calculations must demonstrate that this development does not exceed the <br />anticipated runoff Iht this parcel. <br /> <br />These plans should be submitted to the Lower Rum River Watershed Management Organization <br />(LRRWMO) tbr a permit. Calculations do not need to be submitted to the LRRWMO but the <br />submittal should reference the master calculations and the drainage structures impacted. <br /> <br />Easements/Utilities: The utilities in the public streets are definitely public. Public utilities in <br />blocks 35 & 47 must be protected by proper drainage and utility easements to allow future <br />maintenance by cit7 crews. <br /> <br />The domestic water services are shown as 1 ½". They should be changed to 1". Preliminm2/ <br />reviexv of the water services ~br the buildings on lots 44, 45 and 46 indicates that the fire services <br />shou[d be 6". One set o~' water services between lots 45 and 46 should be moved to the north end <br />of lot 46. If there were a fire in both buildings, the 6" line supplying both services would not <br />supply adequate pressure. There are several math errors in the elevations shown on the plan and <br />profile sheets for sewer and storm sewer. <br /> <br />The master storm water plan adopted for Ramsey Town Center indicated that some storm water <br />treatment would be provided on each site. Open space ibr storm water pre-treatment is shown <br />the portion or' the project west of Olivine Street. No storm water ponding is shown east of <br />Olivine street where the bulk of the hard surfh, ce areas are. <br /> <br />Tree Preservation. A tree preservation plan was approved at the final plat stage of the Ramsev <br />Town Center Addition. ,ks a result of that plan, several areas were identified as tree save areas in <br />conjunction with the initial mass grading oF the site. The City will need to review and approve a <br />revised tree inventory of the trees remaining on this specific development parcel as well as a <br />revised tree preservation ?lan prior to final approval of the development.
