Site Plan Review: Ramsey Town Center 2nd Addition <br />January 30, 2004 <br />Page 2 of 5 <br /> <br />Townhouse Design/Architectural Standards: Staff has received architectural elevations and <br />floor plans tbr the units. The development is proposing two different attached housing styles <br />(row house units and back to back units). Both styles will have exterior materials comprised of <br />three dif£erent types of vinyl siding, with one style a "shaker" style to provide some variety and <br />texture. You have indicated that you will utilize 3-4 color schemes (white, medium gray, sand, <br />and clay) with the fascia being either white or a dark color. You have also indicated to staff that <br />you will be utilizing accents of green and terra cotta around certain architectural features as well <br />as on the doors and porches. There will be masonry (rock-face block) below the window sills on <br />the first floor. The roof will be comprised of asphalt shingles of a complementary color. The <br />units themselves will have a variety of architectural features, including bay windows, second <br />story porches, articulated walls, and different roof styles. <br /> <br />Staff has reviewed the information provided, and find them generally acceptable. The distinct <br />architectural tbatures ,,viii address StafFs original concern about seeing a "wall of units". These <br />features break up the units as viewed from the street to bring about a pleasing visual aesthetic. <br />Staff would like to point out that as the Town Center continues to develop in future phases, the <br />City would like to see additional colors to be used for the exterior besides the neutral earth tones <br />that are so prevalent in other townhome developments within the City. <br /> <br />As the Town Center Development Guidelines are not completed at this point, Staff is unable to <br />review the design and architecture any further. While the proposed style and architecture shown <br />fbr the units are acceptable for this development, [t is critical that the Development Guidelines <br />are completed and sent to the City ~br review and approval before additional residential units are <br />approved. <br /> <br />Townhouse Size: The units proposed have two to three bedrooms in each residence. The City <br />would like to see units be a certain size based on the number of bedrooms as follows: <br /> <br />1 bedroom <br /> <br />2 bedroom <br />3 bedroom <br /> <br />T 700 squai'J feet <br /> <br />800 square feet <br />960 square feet <br /> <br />All of the units will significantly exceed the minimum standards. <br /> <br />94 <br /> <br /> <br />
