Assistant Community Development Director Trudgeon stated the City does not allow people to <br />live in accessory structures. <br /> <br />Board Member Van Scoy asked if there is a possibility in the future for this property to be further <br />subdivided, even though the applicant has stated they do not intend to further subdivide. <br /> <br />Assistant Community Development Director Trudgeon stated it could be, with four-acre lot <br />minimums, and different standards if City water and sewer were provided. <br /> <br />Board Member Van Scoy asked if the easement will be deeded as a road when the development <br />to the north proceeds. <br /> <br />Assistant Community Development Director Trudgeon stated the road could end up in a different <br />spot, but the developer would have to provide Mr. Meloche with access. He noted if the land to <br />the north developed it would solve a lot of problems, as Mr. Meloche could have a cul-de-sac. <br /> <br />Chairperson Nixt asked is they should stipulate that at the time the property to the north develops <br />Mr. Meloche will have to provide the necessary improvements to conform to cul-de-sac <br />requirements. <br /> <br />Assistant Community Development Director Trudgeon stated they would want that stipulation at <br />the time of subdivision approval, not this variance. <br /> <br />Board Member Van Scoy asked if this could be treated as a PUD. <br /> <br />Board Member Johnson stated a PUD would be more lenient to the developer, as they would not <br />have to abide by all the City standards. He noted Mr. Meloche may want to put a road in'to City <br />standards in case they ever do want to subdivide. <br /> <br />Chairperson Nixt asked how this would impact Mr. Meloche's closing. <br /> <br />Mr. Meloche stated he was still going to close; this is the difference between being able to save a <br />natural resoume and creating a human resource, as well as the money involved with each. <br /> <br />Motion carried. Voting Yes: Chairperson Nixt, Board Members Johnson, Brauer, Shepherd, <br />Van Scoy, and Watson. Voting No: None. Absent: None. <br /> <br />Motion by Board Member Johnson, seconded by Board Member Brauer to adopt Resolution #03- <br />10-269 adopting Wayne and Marian Meloche's request for a variance to Subdivision Design <br />Standards - Lots on the property located at 17400 Erkium Street NW, based on the findings of <br />fact. <br /> <br />Motion carried. Voting Yes: Chairperson Nixt, Board Members Johnson, Brauer, Shepherd, <br />Van Scoy, and Watson. Voting No: None.
