Assistant Community Development Director Trudgeon explained that as part of any subdivision <br />plan they require a plat drawing showing a possible layout if the site were developed for City <br />sewer and water. The schematic mentioned is one possible plan, but is not under consideration at <br />this time. <br /> <br />Mr. Taylor asked about the blackened area on the map they received in the mail, since it is too <br />big for the subject property. <br /> <br />Mr. Bauer agreed, and demonstrated the actual area. <br /> <br />Mr. Taylor stated he received Ramsey's Comprehensive Plan, and asked about wetlands. He <br />stated this site ~is in the natural wetland inventory, and is a gorgeous wetland. He wants to see it <br />handled right, as it is a fabulous wildlife habitat. He indicated he needs help to understand what <br />is being proposed, as they have had a few surprises, and he is concerned about the low areas and <br />the wetlands. <br /> <br />Mr. Bauer stated he understands part of final plat is to have the wetlands delineated. He agrees it <br />is a beautiful wetland area, and he plans to use the lot for his personal residence. He does not <br />intent to subdivide it any further. <br /> <br />Assistant Community Development Director Trudgeon added it is also mentioned in the Staff <br />Review Letter that wetlands have to be delineated. <br /> <br />Chairperson Nixt stated if they are inventoried wetlands there will also need to be sign off from <br />the DNR. He noted this is outside MUSA; he asked if there was area for a septic system and <br />alternative location. <br /> <br />Assistant Community Development Director Trudgeon stated they have not fully looked at this <br />from an engineering standpoint yet, but they could add that to the stipulations. <br /> <br />Chairperson Nixt stated he appreciates the concerns but does not see an issue with encroachment <br />on delineated wetlands. <br /> <br />Mr. Taylor asked if Mr. Bauer would be willing to meet him at the site and walk him through the <br />plans. <br /> <br />Mr. Bauer agreed to make those arrangements. <br /> <br />Steve Dusbabek, 7191 160th Lane NW asked if Mr. Bauer was planning to access the site from a <br />private drive. <br /> <br />Board Member Johnson stated it is not a private drive, it is a public right-of-way, and the <br />consideration is allowing private improvements on a public road. <br /> <br />Mr. Dusbabek verified there would be no additions to his taxes. <br /> <br />Board of Adjustment/October 2, 2003 <br /> Page 7 of 9 <br /> <br /> <br />
