Commissioner Johnson asked if the City Council could not extend the moratorium for just a few <br />weeks to cover the gap. <br /> <br />Assistant Community Development Director Trudgeon stated they could, if they so choose. <br /> <br />Chairperson Nixt asked if this was sent back to Staff to work on it, would there be changes. <br /> <br />Assistant Community Development Director Trudgeon stated if they were directed to make <br />changes. He indicated they could have the attorney thoroughly review the ordinance, noting the <br />attorney would review it even if the Planning Commission moves it forward. <br /> <br />Chairperson Nixt stated he is not concerned about eliminating hotels and motels. His concern is <br />with the 25% Coverage, and he is not sure about requiring an SUP process for all expansions and <br />uses. He also is not sure if it would add another layer and burden to Staff with all the <br />development that may take place in the area for the next 15 years. <br /> <br />Associate Planner Wald indicated she agrees in a lot of cases, but because of the unique project, <br />this area will always add another layer. She stated whether they do an overlay of the district or <br />something else; there will always be that added layer. <br /> <br />Assistant Community Development Director Trudgeon stated he would like direction for changes <br />if that is what the Commission recommends. <br /> <br />Motion by Commissioner Brauer, seconded by Commissioner Johnson to recommend the City <br />Council introd~lce the H-1 Highway 10 Business District, contingent upon Staff reviewing the <br />concerns expressed by the Chairman and discussed by the Planning Commission. <br /> <br />Commissioner Johnson indicated the City believes Highway 10 will change, but if it does not, <br />and stays exactly the same, is this a good plan for Highway 10. He stated his question is could <br />the City live witch this if Highway 10 does not change. <br /> <br />Assistant Community Development Director Trudgeon stated as a city they could live with it; the <br />question is if the property owners could over the long term. <br /> <br />Associate Planner Wald stated that would be another question as far as official mapping. <br /> <br />Citizen Input <br />Chairperson Nixt opened the public hearing at 9:12 p.m. <br /> <br />Ron Touchette,; 22400 Meadowville indicated his question is if they are requiring an SUP for <br />anything, it would seem it puts a burden on everyone. He stated he realizes they are trying to <br />limit what they ihave to move back out, but if he wants to go back and run his own body shop <br />instead of the tenant he currently has working there, he would need an SUP.
