Mr. Musenbrock stated his proposal was optimal but understood that his property had concerns. <br /> He reported he could be flexible with the width of the garage. <br /> Chairperson Levine questioned if the garage could be located on the other side if the driveway. <br /> Mr. Musenbrock commented there were several issues with this proposal, such as the grade <br /> change, his mature trees and existing sprinkler system. He believed this was not the proper <br /> location for the garage as it would detract from the neighborhood. It was his opinion that the <br /> proposed location made the most sense and would impact the surrounding properties the least. <br /> Commissioner VanScoy inquired what else would be placed in the garage besides the full -sized <br /> truck. <br /> Mr. Musenbrock stated he had a 1967 14 -foot fishing boat and snowmobiles that would be <br /> placed in the garage. <br /> Commissioner VanScoy asked if the applicant had any concerns with putting the garage so close <br /> to the bluff line. <br /> Mr. Musenbrock did not have any concerns as the property has not changed since the home was <br /> originally built. <br /> Commissioner VanScoy questioned how the applicant would address erosion control. <br /> Mr. Musenbrock reported the building would have gutters and downspouts to direct water away <br /> from the bluff line. He wanted to see the integrity of the riverbank maintained. <br /> Commissioner Nosan inquired how much closer the garage would be to the bluff line than the <br /> house and pool. <br /> Mr. Musenbrock estimated that the garage would be five to ten feet closer to the bluff than the <br /> house and swimming pool. City Planner Anderson indicated the house was 30 feet from the bluff <br /> line and the swimming pool was slightly closer to the bluff line. <br /> Motion by Commissioner Bauer, seconded by Commissioner Maul, to close the public hearing. <br /> Motion Carried. Voting Yes: Chairperson Levine, Commissioners Bauer, Maul, Brauer, Nosan, <br /> and VanScoy. Voting No: None.
