We offer the following comments: <br /> <br />GeneralI The proposed plat consists of approximately 20 acres to be developed with <br />municipal Water and sanitary sewer and subdivided into approximately 44 lots versus the <br />50 single family lots originally proposed. <br /> <br />Zoning: The property is zoned a combination of B-1 and B-2 Business. The Developer <br />has proPerlY applied for a rezoning to R-1 Urban Residential. The property is in the <br />Metrop~Iitan Urban Service Area. <br /> <br />Lot Sizes and Dimensions: The preliminary plat for the subject property will have to <br />verify that all of the lots meet the minimum area and dimensional requirements. The <br />minimu~ lot width in the R-1 Urban Residential District is 80 feet, or 90 feet on comer <br />lots, and the minimum lot area is 10,800 square feet. <br /> <br />Access and Streets: One access to the plat is proposed from 153rd Avenue N.W., which <br />is rouglily halfway between German/urn (entrance into Brandseth) and the entrance into <br />City Hall. The north/south street that enters from 153rd has been redesigned into 2 cul- <br />de-sacs which will aid in neighborhood speed control and reduce the density of urban lots <br />adjacent to the rural lots on the west property line. The revised sketch does not provide <br />for street extensions to the north and east as previously recommended by City Staff. <br /> <br />TranspOrtation Impacts: The plat is subject to a $500.00 per lot transportation impact fee. <br />The fees collected from Sunflower Ridge would be utilized to upgrade the intersection of <br />153rd and T.H. #47. <br /> <br />Wetlands: Several low areas are again identified on the sketch. The National Wetlands <br />Invento~ map shows no wetlands on this property. However, a review of the low areas <br />by a qualified wetland delineator should be made. Any wetlands on the property should <br />be identified and protected with drainage and utility easements. <br /> <br /> <br />
