Letter to John Peterson <br />March 28, 1997 <br />Page 2 of 2 <br /> <br />o <br /> <br />Drainage: The submittal of a Grading and Drainage Plan is required at the time of <br />Preliminary Plat approval. Any exporting of soils fi.om the site will require a conditional <br />use permit. <br /> <br />Tree Preservation and Planting Plan: At the time of preliminary plat approval, the <br />submittal must include an addendum to the Grading Plan that identifies existing trees, <br />trees to be preserved during construction, along with the method of preservation, and the <br />planting of one 2 inch diameter tree in the front yard of each lot. <br /> <br />~Itilities: It is staff's understanding that the site improvement swill be installed as a <br />private project with no financial participation on the part of the City and that the <br />developer will extend the sewer and water thinks to the property. The developer's actual <br />construction costs for trunk sewer and water will be credited to the sewer and water trunk <br />charges due on the plat. It is anticipated that this parcel will be too low to service by the <br />gravity sewer south of 153rd Avenue in Germanium Street, and that service by a lift <br />station will be necessary. It is staff's position that a single lift station be designed to <br />accommodate flow from this subdivision as well as the proposed Apple Ridge area. The <br />City will be looking for a contribution to cover future maintenance costs of the lift <br />station. Utility extension to the plat will need to be identified. <br /> <br />10. <br /> <br />Park Dedication: The Park Commission reviewed the proposed plat at their meeting in <br />March and recommended a cash payment be utilized to purchase property west of the plat <br />for a neighborhood park. <br /> <br />The Planning Commission will be meeting at 7:30 p.m. on Tuesday, April 1, 1997 to review your <br />sketch plan for Sunflower Ridge. A copy of the case cover sheet is enclosed. We are also <br />enclosing a copy of the request for rezoning case.
