MEMORANDUM <br /> <br />TO: <br /> <br />CC: <br /> <br />FROM: <br /> <br />DATE: <br /> <br />SUBJECT: <br /> <br />Park and Recreation Commission <br /> <br />Mark Boos, Parks/Utilities Coordinator <br />Sylvia Frolik, Zoning Administrator <br /> <br />James Gromberg, Project Manager <br /> <br />August 19, 1991 <br /> <br />Park Dedication for River Bluffs P.U.D. <br /> <br />I have consulted the records for the plat of Stanhope River Hills and found that the City did <br />acquire a 30 foot easement along the southern border of Lot 16 to provide access to Outlot <br />A. As the attached copy of the title shows, this property is not dedicated, but done as part <br />of the title for Outlot A. This explains why the easement does not appear on the mylars for <br />the plat. <br /> <br />I have also attached copies of topography maps for River Bluffs P.U.D. showing the area <br />in question for the trail corridor. As the pink shaded outline for the proposed u-ail and the <br />easement am'oss Lot 16, Block 1 Stanhope River Hills shows, a 35 foot trail corridor <br />should be sufficient for the proposed trail. <br /> <br />The topography maps also show that the bluff line should not pose a significant problem <br />for the future development of the trail through the area. However, because of the steepness <br />of the bluff, the trail should wind down to the lower levels. The trail is suggested as £n'st <br />proposed to extend to the end of the lots along the northern edge of the plat. This will <br />allow for access to the lower levels of the bluff. This extension will also help give access <br />to the scenic easement. Based on these findings, the park dedication of .61 acres and <br />$5,083.38 would not change. <br /> <br />JDG <br /> <br /> <br />
