Scenic easements. Required improvements. Subdividers shall be responsible <br />for making certain improvements to the parkland they dedicate within their <br />development:for park, playground and public open space purposes as follows: <br /> <br /> a. Provide finish grading and turf establishment for all park, <br /> playground, trail and public open spaces and provide landscape <br /> screening in accordance with City Policy. <br /> <br />Complete, construct and pave trails which are identified in the <br />City's Trail Corridor Plan in accordance with City Standards <br />concurrently with the roads in their developments (i.e., grading <br />with site grading and paving with street or parking lot paving). <br />Park dedication credit will be given for right-of-way connecting <br />these trails to existing or proposed trails identified in the City's <br />Trail Corridor Plan as well as for construction of the trail(s) and <br />associated improvements. <br /> <br />Complete, construct, and pave walkways which may be required <br />as a trail link connector in accordance with City Standards. Such <br />walkways may be within or abutting residential street right-of- <br />ways. No park dedication credit will be given for these connecting <br />links or construction thereof. <br /> <br />Establish park boundary comers for the purpose of erecting park <br />limit signs. The developer shall contact the appropriate Parks <br />and Recreation Department personnel for the purpose of <br />identifying park property corners. <br /> <br />Mo <br /> <br />Provide sufficient public road access of no less than 300 feet for <br />neighborhood parks, and additional frontage for community <br />parks. <br /> <br />Where improvements are to be made, the subdivider shall submit <br />a site, grading and landscape plan prepared by a registered <br />engineer or landscape architect to the City for approval during <br />the preliminary plat process. <br /> <br /> Sub(L 10.
