This <br />arrangen)ent is acceptable as the residential lots to the east in Riverview Estates have dire. ct <br />access onto Riverdale Drive, <br /> <br />122rll.illlg~ Drainage from the plat will be to an existing 21" storm sewer which discharges <br />to the M.i, si~Sippi River. The Lower Rum River Water Management Organization requires <br />discharges to Class A waters, of which the Mississippi River is classified, to be preceded <br />by a sedimentation and skimming basin. Some provision for such a basin may be required <br />between lots 8 and 9. <br /> <br />park De.flicafion: The plat will be reviewed by the Park and Recreation Commission for <br />park dedication requirements prior to the preliminary plat stage. At the time Riverview <br />Estates rwaS platted to the east, Riverdale Drive was also constructed past the <br />Holasek/Hamilton property. There was additional right-of-way acquired at the time <br />Riverdale Drive was consnmcted to accommodate the trail corridor in the road right-of-way. <br />Since Riverdale Drive has been dedicated and improved, it is anticipated that the park <br />dedication for Mississippi Heights will consist of a cash payment. <br /> <br />City Staff recommends advising the developer to proceed to the preliminary plat stage with western <br />cul-de-sac in the plat drawn as a through street. -- <br /> <br />The Ramsey Planning and Zoning Commission will be meeting at 7:30 p.m. on Monday, April 6, <br />1992 at the Ramsey Municipal Center, 15153 Nowthen Blvd. N.W., to review the sketch plan for <br />Mississippi Heights.
