We offer the <br />following comments: <br /> <br />iZ.9.aJ..~ The subject property is zoned R-1 Urban Residential, with one <br />: exception. The area of the plat designated as Lots 4, 5, 6 and 7 of Block 3 <br />'is currently zoned R-3 Urban Residential and are part of a parcel owned by <br />Robert Bernstrom. This area would have to be rezoned to R-1 Urban <br />Residential. Robert Bernstrom has agreed to exchange the area needed for <br />:.Lots 4, 5, 6 and 7 for Outlot B of Fleischer's 2nd Addition. Outlot B <br />would then become part of Robert Bernstrom's parcel which will be <br />acquired by the church. The Outlot is zoned R-1 Urban Residential and <br />..would have to be rezoned to R-3 Urban Residential to match existing zoning <br />::of Robert Bernstrom's parcel for the church's future use. Robert <br />Bernstrom and Jack Menkveld have made application for the necessary <br />rezonings. <br /> <br />: General: The proposed plat consists of approximately 47.75 acres to be <br />:developed with municipal water and sanitary sewer and subdivided into 85 <br />· single family lots. <br /> <br />iLot. Sizes and Dimensions: The minimum lot width in the R-1 Urban <br />i Residential District is 80 feet, or 90 feet on corner lots, and the minimum lot <br />.'area is 10,800 square feet. Cul-de-sac lots must be 80 foot wide at the <br />structure setback line. All lots in the plat meet these requirements. <br /> <br />Access ~:O LOTS: All lots in the plat would be accessed by interior streets; no <br />dots would have direct access onto Nowthen Blvd. As agreed to at the time <br />the sketch plan was reviewed by the Planning and Zoning Commission, Lot <br />1, Block 5 and Lots 13 and 14 of Block 2 will access onto Sunfish Lake <br />Drive N.W. <br /> <br /> <br />
