In the case of approval of an <br />amendment at a special or annual meeting of Association members, <br />a copy of the proposed amendment shall be delivered to the Owners <br />by the same means and at the same time as the notice of the <br />meeting. %~nenever such an amendment has been so approved, it <br />shall be recorded in a form substantially similar to this <br />Declaration with the Anoka County Registrar of Titles, and shall <br />not be effective until so recorded. The Association shall have <br />the power and authority to certify to such approval, and such <br />certification shall be sufficient evidence of approval for all <br />purposes including recording. No amendment to this Declaration <br />shall be effective unless said amenmmen~ has been given approval <br />by the City of Ramsey. <br /> <br /> ARTICLE <br /> <br /> COMPLIANCE/SANCTIONS A/~D REMEDIES <br /> <br /> Each Owner and Occupant shall be governed by and shall comply <br />with the provisions of the Governing Documents, and such <br />amendments thereto as may be made from time to time.
