§ 9.10 <br /> <br />The applic'.a.'nt shall provide to the Planning Commission a detailed schematic <br />drawing the screening proposal, which drawing shall show the appropriate <br />dimensionsii types and sizes of the proposed fencing, l~ndscaping, and plantings. <br /> <br />In those areas where screening is required,, all open areas of any site, lot, tract, or <br />parcel shall be graded to provide proper drainage, and except for areas used for <br />parking, drives or storage, shall be landscaped with trees, shrubs, or planted <br />ground cover. Such landscaping shall conform with the screening and <br />landscaping plan approved by the Planning Commission at the time the building <br />permit wa8 issued. It shall be the owner's responsibility to see that this <br />landscaping' ~s maintained in an attractive and well kept condition. This provision <br />will applY !to ithe original developer, his heirs, successors and assigns. A <br />performance bond or cash escrow on the provisions of the screening and <br />landscapingi section shall run to the City of lq~_ msey for a period of two full growing <br />seasons folI;vwing installation. The bond or escrow amount will be a reasonable <br />estimate of the project cost as determined by the City Engineer. <br /> <br />In all distrigts, all merchandise, materials and equipment stores, kept or displayed <br />outside a building shall be screened, with the following exceptions: <br /> <br /> a. .Retail merchandise being displayed in front of a structure <br /> lawhflly used as a place for retail sales. Retail merchandise <br /> otherwise lawfully displayed in the setback area shall be <br /> screened, except from a side facing a public street; <br /> <br /> b. Materials and equipment being used for construction on the <br /> premises; <br /> <br /> c. Merchandise located on service station pump islands; <br /> d. Materials, equipment and merchandise in industrial districts, <br /> except that the side adjacent to a pubtic street, residential zone or <br /> use shall be screened. <br /> <br />The screening required in this section shall be at least five feet tall, but shall not <br />extend within 20 feet of any street or driveway. The screening shall be placed along <br />property lines. <br /> <br />In the business or industrial districts, all uses shall provide a landscaped area <br />along all streets and areas separating different uses (business from residential). <br />This shall be kept clear of all structures, storage and off-street parking. This area <br />shall be at least 20 feet in depth along all streets, measured from the street right-of- <br />way. Except for driveways, the area shall extend along both streets in the case of a <br />corner lot. <br /> <br />All structures, required landscaping and any fences shall be maintained so as not <br />to be unsightly to the adjoining areas. <br /> <br />9.11.10, Off-Street Parking.
