Carr Addition) <br /> <br />Dear Mr. Zimmerman: <br /> <br />In accordance with the terms of the preliminary plat approval on December 19, 1989, the developer <br />has submitted the proposed final plat of Hunters Ridge (a.k.a. Can- Addition) for Planning and <br />Zoning Commission review. There are modifications which entail primarily changes in The street <br />configuration that are as follows: <br /> <br />a) <br /> <br />Unicorn Street will be extended northward to connect with County Road 83 at the <br />intersection with Tiger Street (Old Count5, Road 83, currently Count>, Road 183). The <br />previous plan had Unicom turning eastward at the northern boundary of the plat and <br />connecting with 169th Avenue N.W. Although the connecting 400 feet of Unicorn Street <br />will not be a portion of the plat, the developer will obtain and construct this portion of the <br />street as a pan of the final plat development agreement. <br /> <br />b) <br /> <br />Wolverine Street has been proposed to be eliminated between 167th and 168th Avenues <br />N.W. and be terminated as a cut-de-sac north of 168th Avenue N.W. Previously, <br />Wolverine Street was 'to function as a collector street to take subdivision traffic to County <br />Road #83. With the change described in para~aph "a" above, this collector function is <br />being performed by Unicorn Street. The property to the north can be subdivided with <br />access directly to Chunb, Road 83 or by connecting an east/west street onto Unicom Street. <br /> <br />c) <br /> <br />The connection of Baugh Street and 168th Avenue N.W. has been modified from a <br />curvilinear connection to a fight angle intersection. Similar to the connection of Unicorn <br />Street with Count,,, Road 8.3, the development agreement would require the developer to <br />obtain the connecting portion of Baugh Street and improve even though it v,,ould be outside <br />the subdivision plat. <br /> <br />.t nc above street system modifications have caused changes in some lot lines. Except for cul-de- <br />sac lots, it is my understanding that the Planning and Zoning Commission recommended all lots <br />within this P.U.D. have a minimum frontage of 160 feet. The revised preliminar'>.' plat contains the <br />following lots which do not meet this requirement: <br /> <br />Block I: Lots 15 and 16 <br />Block 2: Lots 2.3 and ? <br />Block 3: Lo,~ ' '~ and <br /> <br /> <br />
