4. That the subject property is approximately 27.06 acres in size. <br /> <br />5. That the subject property is currently zoned B-1 Business and R-1 Urban Residential. <br /> <br />6. That the subject property is surrounded by B-I Business, R-1 Urban Resiential and R-3 <br /> Urban Residential zoning. <br /> <br />7. That churches are not a permitted use on B-1 Business property. <br /> <br />8. That the Applicants have requested that the subject property be rezoned to R-3 Urban <br /> Residential to permit the development of a church on same as a pen'ratted use. <br /> <br />9. That the proposed rezoning will/will not substantially impair the use or market value of any <br /> surrounding property. <br /> <br /> 10.
