The Development Agreement should also require that upon request by the City, the <br />developer shall convey that outlot across the northern boundary of the plat to the City for <br />road right-of-way purposes at no expense to the City. At such time as 143rd is extended <br />and improved, the separate easement providing access south to the cemetery from what was <br />formerly the outlot would remain in tact. <br /> <br />Access: Access to Lot 1, Block 1, Bury and Carlson Addition, will be from Jasper Street <br />N.W. No construction of streets within the plat boundaries is required. <br /> <br />Park Dedication: At the time Gateway North Industrial Park was platted, there is evidence <br />of discCssions regarding waiving park dedication requirements on land owned by Mr. Don <br />Greenberg,.in addition to that being platted as Gateway North Industrial Park, in lieu of <br />donation of right-of-way for the extension of County Road #116. How much land and <br />which parcels were exempted from future park dedication requirements has been an issue <br />for discussion for years. Prior to final plat approval of Bury and Carlson Addition, City <br />Staff Will be contacting Don Greenberg to finally resolve which parcels were exempted <br />from park dedication requirements in lieu of County Road #116 right-of-way. <br /> <br />The Planning and Zoning Commission will be meeting at 7."~0 p.m. on Thursday, July 23, 1992 to <br />consider your l'equest for sketch plan approval of the proposed Bury and Carlson Addition. They <br />will also be reviewing your request for a conditional use permit for processing asphalt and cement <br />rubble in the Business Warehouse District. I suggest that you, or your representative, be present at <br />the meeting to'ranswer any questions that may arise. The proposed findings of fact and conditional <br />use permit relating to the proposed use in the Business Warehouse District are enclosed for your <br />review. <br /> <br />If you have any questions, or need additional information, please don't hesitate to call me.
