City of Ramsey <br />15~153 NOWTHEN BOULEVARD N.W., RAMSE¥, MINNESOTA 55303 <br /> <br />1612) 427-1410 <br /> <br />July 31, 1991 <br /> <br />~ke Sjoquist <br />7520 149th Avenue N.W. <br />Ramsey, MN 55303 <br /> <br />Re: <br /> <br />Site Plan Review For Mike's Woodworking <br />PIN 28-32-25-12-0006 <br />Lot 4,Bleak 1, Pineview Estates 2nd Addition <br /> <br />We are in receipt of a one-sheet site plan entitled "Mike's Woodworking" dated May 31, 1991. <br />We are also in receipt of a one-sheet architectural plan prepared by John Skujins dated May 28, <br />1991. The facility is proposed to house a cabinet manufacturing operation. It is my understanding <br />that the operation will employ you and one part-time person. We offer the following comments: <br /> <br />The subject property is 2.35 acres in size (102,631 square feet). <br /> <br />7,¢2IliIIg: The land of the proposed site is zoned Planned Unit Development (P.U.D.) and <br />the prOposed use thereof complies with the covenants for Pineview Estates 2nd Addition. <br />The property to the east, west and south is zoned I-1 Industrial and the property to the <br />north across 149th Avenue N.W. is zoned R-1 Rural Residential. <br /> <br />SetbaCks: The covenants for Pineview Estates 2nd Addition P.U.D. requires that the <br />commercial development of the subject property be setback 200 feet from the front properb, <br />line. The proposed setback of the cabinet shop is 200 feet. The side and rem- yard setbacks <br />of the proposed structure comply with the setbacks established for the I-1 Industrial <br />District- <br /> <br />~ The site plan indicates that the properb' will drain to protected wetland 671W on <br />the southern portion of the subject parcel. Construction Mil take place within 100 feet of <br />the ordinary high water level of the pond, and may occur within 50 feet of the wetland <br />depending on water elevation at the time of construction. It is recommended that the <br />wetland be protected from sedimentation by berming or a silt fence, or a combination of the <br />two..Erosion control shall remain in place until seeding and vegetation is established <br />follow/ng construction. <br /> <br />Floodway: No portion of the lot is within a Floodway as illustrated on City Zoning Map or <br />FEMA Floodway maps. The proposed building ~m-ade for the shop is shown to be five (5) <br />feet above the ordinary high water elevation of the protected wetland. This is a reasonable <br />and prudent separation distance. <br /> <br />Access: The site plan proposes to provide access to the cabinet shop via a 30'x 230' <br />concr&e driveway fi.om 149th Avenue N.W. The da-ivewav is proposed to placed at the <br />common property line between the Lots 4 and 3. This access proposal complies with the <br />Pineview 2nd Addition covenants. <br /> <br /> <br />
