Off-Street Parking: Performance standards require one off-street parking space for each <br />employee on the maximum working shift. The minimum off-street parking space size is <br />300 square feet. The concrete apron adjacent to the shop is proposed be be 960 square <br />feet. This should be sufficient to accommodate off street parking for the one pm-time <br />employee and deliveries. It is assumed that the full-time employee, who also resides on the <br />site, will not require an off-street parking space. <br /> <br />Curb and Gutter: City Codes requires all driveways, off-st~et parking areas and travelled <br />areas of a commercial development to be improved with concrete curb and gutter. No <br />concrete curb and gutter is indicated on the site plan. The Commission should decide what <br />precedent it wishes to set regarding this improvement within this P.U.D. <br /> <br />~gl:~r, lliilg_P.,~: Thc site plan proposes to provide 3 rows of coniferous trees between the <br />residential and commercial uses on the property. The tree screen is proposed to be located <br />within that front 200 feet of the property that is reserved for residential use only by the <br />covenants. The 3 rows of trees for screening purposes complies with the covenants. <br />However, the covenants does not specify whether or not the tree screening must be planted <br />on the commercial portion of the property. If it is determined that the screening may be <br />planted on the residential portion of the property, then ! would suggest that the tree <br />screening be aligned a sufficient distance north of what is proposed to allow access by <br />emergency vehicles to all 4 sides of the shop smacture. <br /> <br />Landscaping Plan: Other than the required tree screening, no landscape plan was <br />submitted. Sod or seed should be required to restore all areas disturbed during <br />construction. <br /> <br />~ In accordance with Section 9.03.06 of the City Code, lot coverage is limited <br />to 35% of the commercial portion of the subject property. The commercial portion of the <br />property measures at 69,631 square feet, 35% of which is 24,371 square feet. The <br />proposed size of the shop structure is 1,600 square feet. <br /> <br />Architectural Stand~t.r_ds: The shop is proposed to be a wood frame construction with <br />masonite siding. This is in compliance with City Code. <br /> <br />Signs; The site plan does not indicate whether there will be signage on the property. <br />Signage must comply with the covenants established for Pineview 2nd Addition. <br /> <br />Wastes: City Code requires that alt refuse shall be stored in a screened structure or <br />container.
