Park Dedication Requirements <br /> <br />With the new layout for River's Bluff P.U.D., I have computed the following requirements for <br />park dedication. These requirements are based on the current City Code and will be presented to <br />the Park and Recreation Commission at their August 8, 1991 meeting. The park dedication <br />requirements and trail alignments are based on the discussion of the Park and Recreation <br />Commission at their December 14, 1989 meeting; at which they looked at the originally approved <br />sketch plan of River's Bluff P.U.D. <br /> <br />Based upon current City Code, a P.U.D. is required to dedicate 20% of the total area as open <br />space, either private or public and 10% of the total area park space. River's Bluff P.U.D., with a <br />total area of 60 acres, would be required to dedicate 12 acres as open space and six acres for park <br />uses. There is a 23.8 acre parcel shown as open space on the sketch plan submitted for the public <br />hearing held on August 6, 1991 by the Planning and Zoning Commission. Of this 23.8 acres, 12 <br />acres would be used for the open space requirement for a P.U.D. City Code allows the use of <br />25% of any open space as part of the park dedication requirement. The remaining 11.8 acres could <br />then be used to fulfill 2.95 acres of the required park dedication. The City would also require 0.61 <br />acres along the northern boundary of the P.U.D. to fulfill the trail corridor requirements. This <br />would provide a total of 3.56 acres dedicated as park with the remaining 2.44 acres taken in cash <br />instead of land. Using the following formula, the City would request $5,083.38 from the <br />developers for fulfillment of park dedication: <br /> <br />25 units ~ $500 per unit = $12,500 @ 100% <br />Remaining percentage of dedication <br /> <br />12.500 <br />..4067% <br /> <br />Cash Required: <br /> <br />$5,083.38 <br /> <br />The remaining 2.44 acres equates to 40.67% of the total park dedication. Multiplying the $12,500 <br />by .4067 equals a cash requirement of $5,083.38. <br /> <br />These recommendations will go to the Park and Recreation Commission meeting on August 8, <br />t991. Based on the prior discussion of the Park and Recreation Commission regarding the River's <br />Bluff P.U.D., it is expected that the Commission will make the recommendation to the City <br />Council and the Planning and Zoning Commission that this form of park dedication be acceptable <br />to the City. <br /> <br /> <br />
