Box 368 <br />Elk River, MN 55330 <br /> <br />Re: Site plan review; Adolfson Peterson cold storage warehouse <br /> <br />John: <br /> <br />We have received your submittal for site plan review of a 5,250 square foot cold storage <br />warehouse for Adolfson Peterson to be located on Lot 2, Block 1, HY-10 Ramsey 2nd Addition. <br />The submittal consists of the following: a) certified lot survey; b) a site plan and architectural <br />drawings consisting of 3 sheets dated 9/17/91 drawn by Robert Baker, John Weicht and <br />Associates. We offer the following comments. <br /> <br />7 n_.42_Q~' The subject propert3, is zoned I-1 Industrial for which warehousing is a permiued <br />use. The property is currently being used as a supply yard, which is also a permitted use in <br />the I-1 Industrial District. There will continue to be exterior storage of equipment and <br />materials on the property following the construction of the warehouse. The parcels south, <br />west and north of the subject parcel are zoned I-1 Industrial; the property to the east across <br />Armstrong Blvd. is zoned B-1 Business. <br /> <br />Lot Size: In the I-1 Industrial District, the minimum lot size is one acre and the minimum <br />lot width is 200 feet. The subject property is approximately 10 acres in size and 330 feet <br />wide. <br /> <br />o <br /> <br />Setbacks: In the I-1 Industrial District, the setbacks are 40 feet in the front, 35 feet in the <br />rear and 20 feet on the sides. The setback from a major thoroughfare is 110 feet from the <br />centerline or 50 feet from the right-of-way, whichever is greater. It should be noted that <br />there is a total of 120 feet of drainage and utility fight-of-way running east and west <br />between Lots 1 and 2 of HY- 10 Ramsey 2nd Addition. This fight-of-way was acquired at <br />the time the property was platted to preserve a corridor for the future extension of Industry <br />Avenue. Industry Avenue is a planned-for major thoroughfare and therefore the warehouse <br />should .meet setbacks as if the northern boundary of the parcel abutting the fight-of-way <br />will someday be the front yard. The building is proposed to be located 50 feet from the <br />future road fight-of-way and more than adequately meets side and rear yard setbacks. <br /> <br />Architectural Standards: The proposed structure does not exceed the 35 foot height limit <br />established in City Code. City Code also requires that 50% of the exposed wall be at least <br />50% other than metal. The drawings submitted propose that all four walls will be 50% <br />STUCCO., <br /> <br /> <br />
