We oi'fer the following <br />comments: <br /> <br />GeneriC; The property is approximately 72 acres in size, is zoned R-1 Urban Residential <br />and is proposed to be subdivided into 135 lots. The plat is proposed to be developed in 4 <br />phases. <br /> <br />Lot Size: The minimum lot size in the R-I Urban Residential District is 10,800 square feet. <br />Al1 lots in the plat meet the minimum square footage. <br /> <br />Lot Dimensions: The minimum frontage m the urban district is 80 feet or 90 feet on comer <br />lots. For cut-de-sac tots, the frontage is measured at the building setback i/ne. Ai! lots in <br />the platm,.,,,"'- the minimum lot dimensions. <br /> <br />Cu!-de-sacs: None of the six cul-de-sacs proposed in the plat exceed the 600 foot length <br />limit. However, a pomon of the northernmost cui-de-sac in Block 8 is on property that is <br />not within the plat boundaries. Lots i through 6 of Block 8 cannot be final platted until all <br />necessar:,.' right-of-way for me street is dedicated. T'ne deveioper should explain how this <br />is proposed to be accomohshed, it would seem that the cieanes: way to handle this is to <br />bnng the parcel invoh, ed w-itt providing the additional street ngh,,-of-way (PIN 25-32-25- <br />23-0007) into the plat. This would also eliminate the need ro plat Out.lot H in order for it to <br />be conve:,ed to me ov~mer of PEN '>q-3?-'~q-'~'~-0007 in exchan~,= for the additional street <br />right-of-waY. <br /> <br />Wetland: Protected Wetland #2-114P is situated on the proper-U.' and any work below the <br />ordina_D.' high watermark (858.1) w4_ll require a DN'R per'miL <br /> <br />MUSA: The normernmost !2 lots are not within the MUSA boundm,'x,. These lots are <br />proposed to be developed in Phase II of the plat; it is antic'mated that the subject arm will <br />vAthin the MUSA by the rime Phase II is develop~5. <br /> <br />.Uriiiri~s: The plat is .m-oposed to be served bv sewer and water. The developer and owners <br />have petitioned the Ci~, for sewer and water. The public hearing has been held and the <br />Ci~, approved the project as a r~arr of the Wood Pond Improvement Projects (Chestnut <br />Hilis, Ceda- Hills, Windemere 9¢ood.s. Chestnut Pond and Wooci Pond Hills). <br /> <br /> <br />
