Steers which terminate at the plats boundaries with undeveloped lands, provide
ile potential to be extended in a logical manner. It should be noted that the street
Bilk 10 and 11 will extend beyond the plat and terminate in a cut-de-sac. The
distance of this cut-de-sac will b~ 900 to 1,000 feet

10.

Sunfish Lake Drive: The point at which Sunfish Lake Drive is proposed to traverse the
wetlarid~ on ithe western edge of the plat is one of the wider areas in the wetland.
Consibi .~fion should be given to maligning that portion of Sunfish Lake Drive slightly to
the norttiwest at a point in which them is a narrowing of the wetland.

park Dedication: Them is no park dedication identified on the preliminary plat. The City's
park pl~ shows a trail running through this property from Flintwood to the elementary
school. [How will this trail be accomplished?

l 1 A~cess rio Countx Road #, (Npwthen Blvd. N.~ .): Preliminary comments from the
County[Highway Department express concern over the manner in which the ex/sting
private ~lrive,~vays for the mm'ams east of Block 8 will be accommodated. Maintaining the
exisfing!driv~eways onto Count3, Road #5 a few feet away from the new roadway would be
unacC¢.l~ ble,..The, developer should obtain an agreement with the adjacent property owners
to relocate then' cthveways onto the newly constructed streets.

12. ~ A preliminary grading and drainage plan has been prepared by McCornbs
Frank Roos Associates, Inc. dated August 16, 1991. The Fading plan ~s generally
acceptable. Prior to final plat release, this plan should be amended to include house pad
elev~ifiohs and secliment control dm-rog construction.

The Ramsey P ~ ,l~Xn. g and Zoning Commission will be meeting on Tuesday, November 5, 1991 at
7:30 p.m, in o~er to conduct the public hearing and consider your request for preliminary piat
approval of W~od Pond Hills. It is important that you, or your representative, be present at the
meeting to answer a.~y auesrions that may arise.

Respezffully.

crr¥ OF

Sylvia Frolik
Zbning Adm~ ra-allx
